Your manager will review the property’s condition or tenant status, coordinate key collection if needed, and schedule a walkthrough when appropriate. You’ll receive a report with any recommended action items and access to our owner portal to monitor activity and statements.
You should carry a landlord or rental-dwelling policy that covers liability and property damage. Bloom Property Management requires proof of insurance before a property is marketed or leased. We also request to be listed as an Additional Insured (not only Additional Interest) where appropriate.
No. Bloom Property Management generally keeps utilities (water, gas, electric, trash) active for vacant properties so inspections, maintenance, and showings can proceed and to avoid system damage.

Bloom Property Management performs local market research (comparables, vacancy rates, amenities, condition) and delivers a recommended rent estimate. We explain the assumptions behind the recommendation and can advise on timing to maximize rent.
We offer a combination of scheduled showings and secure self-guided tours when appropriate to increase exposure and speed up leasing.
At minimum: remove personal items and clutter, professionally clean the home, ensure systems and fixtures work, address noticeable repairs, and maintain landscaping. Bloom Property Management can coordinate vendors to prepare the property if you prefer.
Timing varies by market and price, but Bloom Property Management monitors local days-on-market and will provide a timeline estimate after assessing condition and price.
Bloom Property Management’s screening includes credit and criminal background checks, eviction history, employment/income verification, rental references, and pet screening when applicable. We process only complete applications.
Tenants submit requests through our tenant portal. Bloom Property Management performs initial troubleshooting, dispatches vetted vendors when needed, and for repairs above an agreed threshold we will notify you for approval. We provide 24/7 emergency response for urgent issues.
For vacant properties you may use your preferred vendors. For occupied properties Bloom Property Management typically uses our vendor network to ensure consistent service and documentation. If you prefer a specific vendor, speak with your property manager and we’ll discuss options.
Tenants are generally responsible for damage they cause, minor upkeep, and clearing blockages they caused. Bloom Property Management enforces lease terms and handles owner-responsible repairs per the agreement and local law.
Rent collected by Bloom Property Management is deposited to owners according to the schedule in your management agreement (commonly on or near the 1st of each month). You will receive an owner statement detailing income and expenses.
Bloom Property Management collects and holds security deposits in accordance with state and local law. After move-out we perform an inspection, document any deductions with receipts, and release the balance within the legally required timeframe.
A cash reserve is not required for standard management services. If you want Bloom Property Management to pay bills on your behalf (mortgage payments, property taxes, etc.), a reserve or advance fund is recommended.
At Bloom Property Management, we don’t believe in locking owners into long-term contracts. That’s why our management agreements are month-to-month, giving you flexibility and peace of mind. You can generally cancel your agreement by providing the notice outlined in your contract — typically 30 days.
We also go above and beyond what any other company in our market offers with our 60-Day Money Back Guarantee. If for any reason you’re not satisfied within the first 60 days, we’ll refund all management fees paid during that period. It’s our way of standing behind our service and earning your trust every step of the way.
To respect tenant privacy and reduce disruption, Bloom Property Management asks owners to avoid unscheduled visits. We perform routine inspections and share photos/reports so you can monitor property condition.

Requirements may vary by listing, but typical criteria Bloom Property Management uses include: monthly income at or above ~2.5× rent, acceptable credit history (scores generally need to be 620+), no recent eviction judgments, acceptable rental references, and proof of employment or stable income.
Find the listing on the Bloom Property Management website or the listing platform and click “Apply.” All adult occupants (18+) must submit a completed application with photo ID, income verification (pay stubs or tax returns), rental history, and pet information if applicable. Incomplete applications will not be processed.
Bloom Property Management may accept co-signers in limited cases. Co-signers typically must meet stronger credit and income standards and provide necessary documentation.
Pet policies are specific to each property. If you have a pet, include a recent photo and details (breed, weight, age) with your application. For service animals or emotional support animals, submit the required verification. Bloom Property Management follows federal and local laws regarding reasonable accommodations.
Bloom Property Management typically requires a completed approved application and a signed lease before collecting move-in funds; holding deposit policies are listed in each property’s instructions.
Approved applicants are generally required to submit the first month’s rent and security deposit within the timeframe specified in the approval notice (commonly within 24–72 hours) to secure the lease start date.
Rent is due as specified in your lease (commonly on the 1st of each month). Bloom Property Management provides an online tenant portal for payments; review your lease for grace periods, late fees, and accepted payment methods.
Submit maintenance requests through the tenant portal or the emergency contact listed in your lease. Bloom Property Management assesses requests, dispatches qualified vendors for repairs, and communicates expected timelines. Emergency after-hours help is available for urgent issues.
Unless your lease authorizes it, do not make permanent modifications without written permission. Contact Bloom Property Management before making any changes.
Subleasing and adding occupants generally require prior written approval. All new adult occupants must complete applications and be approved by Bloom Property Management.
Bloom Property Management will contact you before lease expiration to discuss renewal or move-out. If you plan to move, follow the notice and move-out procedures in your lease (scheduling walkthrough, returning keys, cleaning the unit).
After move-out, Bloom Property Management performs an inspection, documents any deductions with invoices, and returns the remaining deposit minus lawful deductions within the timeframe required by state/local law. You’ll receive an itemized accounting of charges.
Deductions may include unpaid rent, cleaning beyond normal wear and tear, repair costs for damage beyond normal wear and tear, and unpaid utility charges you were contractually responsible for. Normal wear and tear (minor scuffs, carpet aging) is not charged.
Early termination policies are set in your lease. Bloom Property Management will work with you; you may be responsible for rent until a replacement tenant is found and for any applicable fees per your lease.
Bloom Property Management complies with federal and local laws regarding service animals and reasonable accommodations. Provide the necessary documentation and request accommodation through the property manager.
New listings are posted on the Bloom Property Management website and syndicated to major listing platforms. Sign up for alerts on our site and on listing services to get notifications when matching properties come on the market.
All current listings are posted on the Bloom Property Management website under “Available Rentals.” Listings are updated daily and include detailed photos, descriptions, and pricing. You can also find our homes on major platforms like Zillow, Apartments.com, and Trulia.
Each listing includes a “Schedule a Showing” or “Request a Tour” button. Many of our homes are available for self-guided tours, allowing you to visit at your convenience. Once verified, you’ll receive temporary access instructions. For occupied homes, a scheduled appointment may be required.
Well-priced, move-in-ready homes in desirable areas can lease within days. We recommend preparing your application documents early (photo ID, proof of income, rental history) so you can apply promptly if the property is a fit.
We strongly recommend that every applicant view the home in person or through a virtual tour before applying. Applications from individuals who have not toured may be reviewed after those from applicants who have seen the property.
Once you find a property you’re interested in, submit an online application through the Bloom Property Management website. Each adult (18+) who will live in the home must apply separately. Applications are processed in the order received once all required documents are complete.
Each applicant pays a non-refundable screening fee that covers credit, background, and rental history checks. The fee amount is listed in each property’s application instructions.
Most applications are processed within 1–2 business days after all verifications are complete. You’ll receive an email once a decision is made or if any additional information is needed.
Screening includes verification of income (typically 2.5x the rent), review of credit history, background and eviction checks, and rental reference verification. We evaluate applications as a whole—one weaker area doesn’t always mean disqualification.

Yes. Bloom Property Management accepts Section 8 and other housing assistance programs as verified sources of income. All applicants must still meet our general rental qualifications and property-specific requirements.
We do not accept holding deposits. A property is only reserved once your application has been approved, your lease has been signed, and required move-in funds have been received.
You’ll receive a digital lease to review and sign, along with payment instructions for your first month’s rent and security deposit. Once completed, we’ll schedule your move-in inspection and key handoff.
After signing the lease, Bloom Property Management will provide a utility setup checklist. Tenants are responsible for establishing accounts for utilities listed in the lease, such as electricity, gas, internet, and trash service.
That’s no problem! Many of our residents relocate from other areas. You can tour virtually, sign your lease electronically, and complete all move-in steps remotely. Our team will make sure your transition is as smooth as possible.
Yes, Bloom Property Management welcomes qualified applicants of all backgrounds. If you’re a first-time renter or student, a co-signer or additional deposit may be required to strengthen your application.
Pet policies vary by property. Each listing clearly states whether pets are permitted, along with any restrictions, deposits, or monthly pet rent. Service and support animals are always accepted in accordance with fair housing laws.
