About 90 days after your tenant moves in, we’ll stop by for a simple “growth check” on your property. Just like tending a garden, a little attention early on keeps everything healthy down the road. We’ll take a look inside, confirm who’s living there, check for pets, and make sure the home is being cared for. We’ll also test smoke and carbon monoxide alarms to keep everything safe and up to code. You’ll get a detailed report—with photos and notes—so you can see exactly how your investment is doing. And if we spot anything that needs a little extra care, we’ll handle it and let you know.

Quick Fixes & 24/7 Care

Just like plants need watering, properties sometimes need a little TLC too. Tenants can reach us anytime through their online portal or by calling our 24/7 hotline for emergencies. If it’s a small repair under $500, we’ll take care of it right away—no need to bother you. For larger items, we’ll share the details and wait for your approval before moving forward. And if something urgent comes up, we’ll act quickly to protect your property and then fill you in on what we did.

What happens after I sign a management agreement?

Once the agreement is signed, Bloom Property Management will assign a dedicated property manager within 1–2 business days. Your manager will review the property’s condition or tenant status, coordinate key collection if needed, and schedule a walkthrough when appropriate. You’ll receive a report with any recommended action items and access to our owner portal to monitor activity and statements.

What insurance do I need as an owner?

You should carry a landlord or rental-dwelling policy that covers liability and property damage. Bloom Property Management requires proof of insurance before a property is marketed or leased. We also request to be listed as an Additional Insured (not only Additional Interest) where appropriate.

Should I deactivate utilities if the property is vacant?

No. Bloom Property Management generally keeps utilities (water, gas, electric, trash) active for vacant properties so inspections, maintenance, and showings can proceed and to avoid system damage.

What if I want to sell the property while it’s rented?

How much will the rent be?

Bloom Property Management performs local market research (comparables, vacancy rates, amenities, condition) and delivers a recommended rent estimate. We explain the assumptions behind the recommendation and can advise on timing to maximize rent.

How do you show the property to prospective renters?

We offer a combination of scheduled showings and secure self-guided tours when appropriate to increase exposure and speed up leasing.

What do I need to do to get my property “rent-ready”?

At minimum: remove personal items and clutter, professionally clean the home, ensure systems and fixtures work, address noticeable repairs, and maintain landscaping. Bloom Property Management can coordinate vendors to prepare the property if you prefer.

How long will it take to lease the property?

Timing varies by market and price, but Bloom Property Management monitors local days-on-market and will provide a timeline estimate after assessing condition and price.

How do you screen tenants?

Bloom Property Management’s screening includes credit and criminal background checks, eviction history, employment/income verification, rental references, and pet screening when applicable. We process only complete applications.

How will maintenance be handled when the property is occupied?

Tenants submit requests through our tenant portal. Bloom Property Management performs initial troubleshooting, dispatches vetted vendors when needed, and for repairs above an agreed threshold we will notify you for approval. We provide 24/7 emergency response for urgent issues.

Can I use my own vendor or take care of repairs myself?

For vacant properties you may use your preferred vendors. For occupied properties Bloom Property Management typically uses our vendor network to ensure consistent service and documentation. If you prefer a specific vendor, speak with your property manager and we’ll discuss options.

What repairs are tenants responsible for?

Tenants are generally responsible for damage they cause, minor upkeep, and clearing blockages they caused. Bloom Property Management enforces lease terms and handles owner-responsible repairs per the agreement and local law.

When will I receive the rent?

Rent collected by Bloom Property Management is deposited to owners according to the schedule in your management agreement (commonly on or near the 1st of each month). You will receive an owner statement detailing income and expenses.

How is the security deposit handled?

Bloom Property Management collects and holds security deposits in accordance with state and local law. After move-out we perform an inspection, document any deductions with receipts, and release the balance within the legally required timeframe.

Do I need to maintain a cash reserve?

A cash reserve is not required for standard management services. If you want Bloom Property Management to pay bills on your behalf (mortgage payments, property taxes, etc.), a reserve or advance fund is recommended.

What is the term of the management agreement? Can I cancel?

At Bloom Property Management, we don’t believe in locking owners into long-term contracts. That’s why our management agreements are month-to-month, giving you flexibility and peace of mind. You can generally cancel your agreement by providing the notice outlined in your contract — typically 30 days.

Can I visit the property when it’s occupied by a tenant?

Will I be able to raise the rent each lease term?

Bloom Property Management notifies you prior to lease expiration to discuss renewals and recommended rent adjustments based on market data.
